Groupe Dayan Inc., in collaboration with IBI-CHBA architects and Humà design, present a brand new concept in residential living, Le SE7T, “a Montreal production”. Inspired by cinema, this 300-unit residential condominium project is located in the heart of Griffintown and was conceived as an architectural homage to movie-making. “We we’re inspired by the history of the district and the site to create an urban lifestyle environment that invites creativity and social interaction,” explained Georges Dayan, President of Groupe Dayan Inc., the project’s manager.
Architecture pays homage to cinema
Le SE7T reinterprets cinema iconography through architecture. Two building facades evoke the frames of an unspooled film reel with long horizontal bands of white brick punctuated by expansive windows and crisscrossed by vertical anthracite columns. Between the buildings there is a grand paved walkway set with intermittent red stones to subtly suggest a “red carpet.” The architects chose the same red for the lateral balcony railings to add symbolic resonance and continuity to the overall design impact.
Spaces that balance social interaction and privacy
The spaces of Le SE7T invite social interaction while balancing the privacy needs of residents. The lobby of each building is designed like a mini-set for a film being shot in Montreal. The designers weren’t only concerned with connoting movie production but also creating spaces that are warm and comfortable.
Residents and visitors to Le SE7T will also enjoy several unique integrated services and facilities including a lounge and screening room (Phase III), as well as a fitness center. The rooftop terrace (Phase II) will have a swimming pool furnished with stylish outdoor furniture inviting both relaxation and an atmosphere conducive for neighbours getting to know one another.
Spaces adapted to every individual taste
The cinema motif extends as far as apartment design as well. Each apartment entry is set-back from the corridor in a shallow red alcove suggesting a theater loge. The unit front door is brightly illuminated by theater-style spotlights, while each condo-unit number adopts a lettering style reminiscent of cinema.
Le SE7T condo interiors were conceived to maximize the openness of the living spaces (500 to 1,400 square feet, with 9 foot ceilings), and to optimize natural light. Each unit features broad windows and a balcony, with the penthouses benefitting from extra-large terraces. The kitchen of each unit includes a central island and opens onto the living room and dining area. The individual owner can choose their own colour scheme, either black & white in the spirit of cinema, or warmer colours associated with a film-set.
A sustainable development approach
In addition to a design that pays homage to its former light-industrial function and identity (the facades, large windows, use of grey brick and steel) some of the site’s original building materials are being re-used in the construction of Le SE7T (steel beams framing the central walkway, lighting, metal plated benches.)
Moreover, LE SE7T will also be using sustainable development approaches with respect to water management (retention basins, two-flush toilets), energy efficiency (electronic thermostats in each unit, motion detectors and solar power for common area lighting, Energy Star appliances) as well as an ecological site-layout (reduction of heat-islands and light pollution, indigenous plants in landscaping, bicycle stands).
A quaint, historic neighbourhood in the heart of Montreal
Established during Montreal’s 19th century ‘golden age’ and the center of the city’s Irish community, Griffintown remains an important part of Montreal’s urban heritage. The picturesque, lively and authentic neighbourhood is currently enjoying a major revitalization. Centrally-located LE SE7T is part of this new vigour, with close proximity to the antique shops, cafés, boutiques, furniture stores, trendy pubs and other restaurants on Notre-Dame, and a stone’s throw from the Little Burgundy Sports Centre, the Atwater Market, Lachine Canal bike path, the metro and a variety of other services.
